Hundreds more affordable homes approved for Silvertown
- 26 Jan 2025
Plans for a further 326 affordable homes at Silvertown in the heart of the Royal Docks have been approved by Newham Council’s Planning Committee.
The new affordable homes will be delivered in partnership with The Guinness Partnership and construction is due to commence in the autumn.
Designed by Gort Scott Architects, with landscaping by Churchman Thornhill Finch, the buildings will also include new retail units, which will mark an important step forward in the creation of new and vibrant high streets for residents and local people.
Work on the construction of a six-storey building that will contain the first 106 affordable homes on the site is already well underway and residents are expected to move in by the end of the year.
The regeneration of Silvertown is among London’s largest urban redevelopment projects and will transform a 60-acre docklands site that has been largely vacant for 40 years. The project will deliver around 6,500 new homes, including a substantial proportion of affordable housing.
Alongside housing, the project will generate jobs, provide workers with new skills, and introduce a vibrant mix of community infrastructure, such as shops, restaurants, bars, and a dockside leisure hub. With over 1,300 workers expected on-site annually, Silvertown is designed to foster opportunities for local residents and contribute to Newham’s broader economic growth. The plans also feature the preservation and revitalisation of iconic industrial landmarks such as the iconic Millennium Mills building.
“These new affordable homes are urgently needed in Newham, and their early delivery highlights the strength of the partnerships and commitment to collaboration that are driving the Silvertown regeneration forward. Progress on leasing the first retail units and improved access Victoria Dock, are exciting examples of how this scheme will have a positive impact on the lives of people already living in the area as well as establishing Silvertown as a unique destination within London.” - Jess Wallis, Development Director for Lendlease
“We are proud to be bringing the next 326 affordable homes to this ambitious new neighbourhood in Newham. These are part of the next phase of the new Silvertown development, where we will be delivering over 700 new affordable homes. We are really pleased to be part of Silvertown’s exciting future.” - Kevin Williams, Group Director of Development and Commercial Services at The Guinness Partnership
